What Minor Works & Reactive Maintenance Involves

Minor works cover the full range of small-scale construction and maintenance tasks that fall below the threshold of a major project but still require a competent, insured, and accredited contractor. Typical scope includes plastering and making good, internal and external decoration, window and door repairs or replacement, floor covering repairs and replacement, joinery repairs and replacement, minor drainage works, and small-scale M&E works including light fitting replacement and socket installation. Reactive maintenance covers emergency repairs in response to building failures — burst pipes, roof leaks, broken windows, failed heating systems, and similar urgent works.

Where This Service Is Used

Our minor works & reactive maintenance capability is deployed across a range of building types and client sectors in the North West.

Schools requiring reactive repairs during term time or holiday periods

Care homes needing prompt response to maintenance issues

Commercial premises requiring small-scale adaptations or repairs

How We Deliver Minor Works & Reactive Maintenance

Minor works and reactive maintenance require the same safeguarding and compliance standards as major projects. DBS-checked personnel can be provided where project requirements demand it for education and healthcare sites. We respond to reactive maintenance requests promptly, providing a named contact and clear communication throughout. For planned minor works, we provide a written quotation with a full breakdown of scope, materials, and timescales before work begins. Works are carried out with minimal disruption to building operations.

Multi-Services Model

How Minor Works & Reactive Maintenance Fits the Turnkey Package

Minor works are often the entry point for a longer relationship. A school that calls us for a reactive repair may subsequently commission a summer refurbishment programme. A care home that uses us for minor adaptations may later appoint us for a larger extension. We treat every minor works instruction with the same professionalism as a major contract.

Regulatory Framework

The standards, certifications, and legislative frameworks that govern our minor works & reactive maintenance service. All works are delivered in full compliance with the following:

CDM Regulations 2015

HSE

SafeContractor Approved

Alcumus

Annual third-party audit of health and safety management systems.

Safeguarding Procedures

Disclosure & Barring Service
