Start Planning Summer Works

When to Start

January – February

Early Planning

Identify projects, commission surveys, and begin design development. This is the ideal window to engage a contractor for summer works.

March – April

Procurement & Pricing

Issue tender packages, receive fixed-price quotations, and appoint contractors. Allow 4–6 weeks for procurement.

May – June

Pre-Construction

Finalise designs, order long-lead materials, complete safeguarding checks, and prepare method statements and risk assessments.

July – August

Summer Holiday Window

Approximately 6 weeks of uninterrupted access. Maximise this window for disruptive works — structural alterations, M&E upgrades, fire safety works.

Late August

Handover & Snagging

Complete all works, deep clean, and hand back to the school at least 3–5 days before term starts. Snagging and commissioning during this buffer.

Typical Summer Works

The summer holiday window is ideal for disruptive works that cannot be carried out safely or practically during term time. Common summer works include:

Fire compartmentation and fire door remediation
Mechanical and electrical upgrades
Toilet and washroom refurbishments
Kitchen and dining hall upgrades
Classroom reconfiguration and partition works
Roof repairs and waterproofing
Window and door replacements
Flooring and decoration programmes
External works — playgrounds, fencing, drainage
Accessibility improvements and DDA compliance
